Consistent service, smooth process

This was my second time working with Jeff and the team for a property at 5th & Madison. Just like before, the process for my One Bedroom Condo was smooth and clear. They handled all the details for the buyer commission rebate efficiently. It's why I keep coming back for Seattle properties.

Excellent support for my purchase

I recently purchased a Penthouse Residence here and the experience was largely positive. From the initial inquiry about floor plans to the final negotiation services, the team provided consistent support. They were very thorough in explaining the property valuation and helped secure a favorable closing cost credit. Communication was good, and they always got back to my questions about the building amenities promptly. Even after closing, they provided useful HOA information. It made a significant purchase feel much less daunting, especially navigating the Seattle market.

Decent value, small delay

I worked with them on a Luxury Condominium Unit. Overall, the value was good, especially with the price reduction they helped arrange. The market analysis provided was thorough and gave me a good sense of what to expect. My only minor gripe was a slight delay in getting some specific paperwork signed off, which pushed the timeline back a couple of days. Nothing major, but it was a bit of a waiting game. Customer service was responsive once I followed up, though.

Good experience, clear details

Looked into a Two Bedroom Condo. Team was helpful. Explained HOA fees and amenities clearly. Easy to schedule a tour. Satisfied.

Great rebate, worth it

I was really focused on getting the best deal on a Downtown Seattle Real Estate purchase. I found 5th & Madison offered a buyer commission rebate that made a big difference. The team was straightforward about all the costs involved and made sure I understood the savings. It felt like a solid investment for my money, and the overall purchase for my Mid-Rise Condo was worth it.

Hey, wondering if anyone knows about discounts for these condos? Like, can you actually get a lower price or is it all set in stone?

J Justin W. 4 days ago
Yeah, totally. My agent got me a buyer commission rebate. It's not like a coupon but it definitely saved me some cash at closing. You gotta negotiate it though, it's not automatic.

They don't do 'discounts' like a retail store, more like incentives or price reductions as part of the real estate deal. Heard of people getting closing cost credits too. Definitely something to ask about with a good realtor.

How do you even get a tour? Do you just show up or do you need an agent?

N Nathan P. 4 weeks ago
Definitely need an agent to set that up. You can't just walk in like an open house typically. They'll coordinate with the listing agent.

M Megan Thomas 3 weeks ago
Yeah, you'll need an agent to schedule a private tour. That's pretty standard for these types of properties. Or contact Jeff Reynolds directly, he seems to be the guy for these.

What's the pet situation like? Have a small dog, wondering if they're welcome.

E Elizabeth 2 weeks ago
Small dogs are usually fine in most Seattle condos, but every building has its own rules about size and number. I'd definitely get the exact pet policy from the HOA docs.

W William Robinson 1 week ago
Yeah, they're generally pet-friendly but there are always weight or breed restrictions. Make sure to confirm the specific details for 5th & Madison.

Thinking of renting out a unit if I buy. Are there any restrictions on that at 5th & Madison?

M Melissa Jackson 4 days ago
Most condo buildings have some kind of rental restrictions, like minimum lease terms or caps on the number of units that can be rented out at once. You'll want to check their HOA rules for sure.
4
A Adam D. 2 days ago
Yes, I think there are definitely rental restrictions. They usually want to maintain a certain owner-occupancy rate. It's pretty standard for luxury buildings.

What's the deal with HOA fees? Are they super high here compared to other places downtown?

J James Nelson 2 weeks ago
HOA fees can be pretty steep in luxury buildings, but they usually cover a lot like amenities, common area maintenance, sometimes even utilities. You gotta compare what's included.
2
B Brittany Roberts 1 week ago
They're comparable to other high-end downtown condos. Not cheap, but you're paying for the location and the amenities like the gym or concierge. Always good to see what's included before you commit.

Is it possible to actually get cash back when buying here? Or is it all just price reductions?

N Nick Martinez 2 weeks ago
My agent called it a 'buyer commission rebate' which is basically cash back at closing. It's totally a thing.
4
E Eric Hill 2 weeks ago
Yeah, 'cash back at closing' can happen. It's part of how some of those incentives work, like a percentage of the purchase price or a flat fee that reduces what you pay upfront.

Are there any current incentives for buyers right now? Thinking about making an offer soon.

K Karen J. 1 month ago
I closed a few months ago and got a pretty sweet closing cost credit. My agent said those types of things are pretty common, especially in certain market conditions.

S Susan Williams 1 month ago
Not like a 'sale' sign, but buyer rebates and price reductions are definitely on the table. Best to talk to Jeff Reynolds or another agent who knows the building inside out. They'll know what's available.

Anyone know how 5th & Madison stacks up against Escala or 1521 Second Avenue? Trying to decide between them.

R Robert Evans 1 month ago
I looked at all of them! 5th & Madison felt a bit more established, maybe a slightly different vibe than Escala's super modern thing. 1521 Second is also great but often pricier for comparable units, I thought.

G Grace T. 1 month ago
Depends on what you're looking for, honestly. 5th & Madison is solid, good location. Escala has that whole 'Grey's Anatomy' thing going for it if you care about that, haha. 1521 Second is top-tier luxury, usually a step up in price point and finishes.
